Q Is the Realtor.ca web site that a buyer has access to the same as the MLS (Multiple Listing Service) that my Realtor® has access to?
A
The MLS (Multiple Listing Service) is available only through members of the local Real Estate Board (The Lakelands). Many buyers seem to be confused by Realtor.ca and think that it's the same MLS that we agents use. In reality Realtor.ca is different than the MLS system that licensed real estate agents (sales representatives and brokers) have access to. Your real estate agent’s MLS system has much more information on each listing as well as having access to other useful documents (for example a survey). 

Q Can my Realtor® send me listings from this MLS system that match what I am looking for?
A Yes, To receive listings from Susan through the Matris (The Lakelands Board) MLS system that match your criteria please CLICK HERE. Once this form is filled out and emailed to Susan she will set up an account for you in the Matrix system so you will automatically receive “Client View” listings that might suit your needs as soon as they are posted to the MLS.

Q What is Buyer Representation?
A A real estate brokerage representing a buyer must do what is best for the buyer. A written contract, called a buyer representation agreement, creates an agency relationship between the buyer and the brokerage, and establishes buyer representation. It also explains services the brokerage will provide, establishes a fee arrangement for the Realtor®’s services and specifies what obligations a buyer may have.

Q What if I share confidential information with my Realtor®?
A Confidences a buyer shares with the buyer’s agent must be kept confidential.
Although confidential information about the buyer cannot be disclosed a seller working with a buyer’s agent can expect to be treated fairly and honestly.

Q What is “Multiple Representation” ?
A Some buyers choose to contact the seller’s agent directly. Under this arrangement the Realtor® is representing the seller, and must do what is best for the seller, but may provide many valuable customer services to the buyer. Or if the brokerage represents both the seller and the buyer, this is called multiple representation.
