Susan Brown's Real Estate Update ?
February 2026

There is no substitute for experience.

Hi Everyone,

After a couple of spring-like days, it finally feels like we're turning a corner. Spring is just around the corner! It's certainly been a long, harsh winter with plenty of snow — wonderful for outdoor winter sports enthusiasts, but perhaps not quite as enjoyable for the rest of us.

The real estate market has been very quiet over the past few months, although I'm happy to say the phone is starting to ring a little more often. If you're thinking about selling this year, now is the time to start planning for a spring listing.

For our waterfront property owners, the average "ice-out" date for Huntsville area lakes is April 21. Typically, it's best to wait until the ice is out — or nearly out — before listing to showcase the property at its best. That said, many sellers are interested in having their properties featured at the Cottage Life Show at the end of March. Personally, I've always felt that timing can be a bit early, as we often still have significant snow cover.

On a personal note, I'm very pleased to share that Chestnut Park has featured me this month in their "Agent Anthology" blog series. The article reflects on some of my adventures and lessons learned over my 36-year real estate career in Muskoka. If you'd like to read it, scroll to the articles section below or click this link.

Take care of each other,

Susan

We are only happy when we forecast something that actually comes to pass, AND it is positive. The majority of real estate analysts and industry pundits had no problem forecasting what was likely to be revealed about the Toronto and Region residential resale market in January, and sadly, they got it right. But no one is happy.

Chris Kapches' Market Report

Toronto's real estate market began 2026 with a challenging January, marking one of the slowest months in nearly three decades. Chris Kapches, CEO of Chestnut Park Real Estate, reviews the latest data, providing insight into sales activity, pricing trends, and market dynamics across condos and detached homes. Client Testimonial

It was such a pleasure working with Susan. She quickly understood our needs and never showed us a house that wasn't suitable. She communicated clearly and responded to our texts and emails promptly. While being very warm and friendly, she was also always very professional. Her years of experience made the negotiation process smooth - and successful. It certainly paid off working with an agent who knows the area so well. We heartily encourage you to use Susan to find the property of your dreams.

Bank Of Canada Holds Interest Rate Steady In First 2026 Announcement

The Bank of Canada held its policy rate at 2.25%, following a series of cuts in 2025 that brought the benchmark overnight rate to its current level.
